What we look after across a rental portfolio

For landlords the work falls into three types. Planned upkeep: grass cutting, hedge trimming and beds kept tidy at properties where the tenancy puts the garden on you, from £50 a visit, and gutters cleared once or twice a year from £75 so water is not running down the walls. Condition work: render, soffit and fascia cleaning from £125, fence panels and posts from £95, and roof repairs such as slipped tiles from £95. Between-tenancy work: clearance, driveway cleaning and a handyman list, from £75 for the visit, to get the property back on the market. The price depends on property size, access, how much waste leaves the site and whether repairs need materials, and we quote from photos before you commit to anything.

Scheduling, access and keeping you off site

Tell us how each property should be accessed: a key safe, keys held at a managing agent, or a tenant who is happy to let us in. For occupied properties we arrange visits with the tenant directly if you prefer, keeping you copied in, and we always let them know when we are coming. Exterior work rarely needs anyone at home. We work Monday to Saturday, 08:00 to 18:00. For a portfolio we set up a simple calendar of recurring visits so nothing is missed, and hold the rest as reactive work you can trigger with a message and a photo. Parking and access constraints at flats and HMOs are worth flagging early, because carrying equipment through a shared entrance changes the time on site and therefore the price.

Reporting, invoicing and the area we cover

Every visit ends with before and after photos and a short note, sent by email or WhatsApp, so you have a dated record of condition without visiting. If we spot something developing, such as a loose bracket, a cracked downpipe or moss building up on a north-facing roof slope, we say so with a photo and a from-price so you can decide whether to act. Invoices are issued per property and can reference your own property codes if you use them, and we can provide a method statement and our insurance certificate on request for a block manager or freeholder. We cover Chester and roughly a 45-minute radius: the Wirral, Ellesmere Port, Deeside and the North Wales border, Wrexham, Frodsham, Northwich, Tarporley and out to Warrington and Crewe.

Is there a minimum job size?

Our smallest visits are priced from £50 for a grass cut or weed treatment and from £75 for a handyman or gutter visit. If a job is smaller than that we will usually suggest adding it to the next scheduled visit so you are not paying a call-out for ten minutes of work.

Can you provide insurance details and a method statement?

Yes. We are fully insured, and we can provide a method statement and our insurance certificate on request for your records or your block management company.
