Most of what agents send us is void work: the garden has grown out over a long tenancy, the gutters are overflowing at the check-out inspection, the driveway has gone green, or the inventory lists a broken fence panel, a sticking gate or a bathroom that needs re-sealing. We handle the outside and the small inside jobs in one booking so the property is ready to photograph and re-let. Garden tidy-ups start from £195 and end-of-tenancy clearances from £395; gutter clearance from £75; driveway and patio cleaning from £125; handyman visits from £75; fence repairs from £95. The price is driven by the size of the plot, how overgrown it is, how much waste needs taking away and whether there is parking at the property, and we confirm it from photos before anything is booked.
How we book, access and document void work
Send the address, the check-out date, access arrangements and any inventory notes by email or WhatsApp, with photos where you have them. We can collect keys from your branch, use a key safe or meet a tenant or inventory clerk at the property, whichever suits your process. We work Monday to Saturday, 08:00 to 18:00, and where a visit needs to fall between check-out and check-in we say clearly whether we can fit it in rather than over-promising. On completion you get before and after photos and a short note of anything we spotted, such as a slipped tile or a rotten post, so you can raise it with the landlord. The invoice is per property, itemised, and addressed however your accounts team needs it.

We are based in Chester and cover roughly a 45-minute radius, which takes in Ellesmere Port, Neston and the Wirral, Deeside, Mold and the North Wales border, Wrexham, Frodsham, Northwich, Tarporley and Warrington. Agents with managed portfolios can ask us to hold recurring garden and gutter visits for properties where the tenancy agreement puts upkeep on the landlord, alongside one-off void jobs. There is no contract to sign for ad hoc work; if a regular schedule suits you we agree the frequency, scope and price per property in writing. Because the same person does the work each time, your negotiators and property managers deal with one number and get consistent standards across the portfolio, and we can provide a method statement and our insurance certificate on request for your contractor file.
